WAGNER REALTY HELPS OWNERS
FIND SHORT SALE SOLUTIONS
May 18, 2010. Karie Gorgone-McLea, a Certified Distressed Property Expert at Wagner, is helping agents through the process of listing and selling short sale properties. She has completed extensive training in foreclosure avoidance, with a particular emphasis on short sales. At a time when millions of homeowners are struggling with the possibility of foreclosure, the skills and education amassed by Karie will help benefit Manatee and Sarasota residents. A short sale is just one of many alternatives for sellers who are having difficulty meeting their mortgage obligations. This dilemma is quite common, as buyers who purchased in the boom months may owe more on their home than its present market value. In addition, the downturn in the economy may have brought on unemployment or other financial reversals, causing the home owners severe financial stress.
Selling homes as a short sale requires the seller, the agent and the lender to work together to develop a plan to allow the seller to move out, and a buyer paying less than is owed on the mortgage to take ownership of the property. The number of foreclosure actions (lis pendes) filed in Manatee County this year has increased tremendously. For that reason, education is crucial for all involved parties to help the consumer get out of property they cannot afford, while removing the delinquent loan from the bank’s portfolio and a new family into the home.
The processing includes all aspects of short sales, from pre-listings consultation to working with buyers and their expectations to come to a successful closing of the sale. This resource now contains eligibility surveys for government programs offering help to distressed homeowners, including the Home Affordable Foreclosure Alternatives Program, or HAFA, which increases the likelihood of a short sale or deed-in-lieu of foreclosure.
Ms Gorgone-McLea says, “When faced with the possibility of foreclosure, many homeowners make mistakes because they haven’t been advised by a qualified professional. These people didn’t know the options available, or even how to find any information on their situation.” Interested parties may contact Karie at 941-727-2800 or visit her website www.hosted.cdpe.com/kariegmclea for more information. |

WAGNER AGENTS AWARDED
SHORT SALE DESIGNATIONS!
Betty Gambrell, Manager of the El Conquistador Office and Patty Chaffin, agent in the West Manatee Office were recently awarded the SFR (Short Sales & Foreclosure Resource) designation from the National Association of REALTORS® (NAR). The program is designed to equip agents with stronger knowledge and greater resources to support the growing number of buyers and sellers who need these services.
Streamlining short sales and foreclosure processes is essential for real estate recovery and economic stability and this new certification will give REALTORS® the skills, knowledge and resources they need to help families on both sides of the transaction.”
|
![]() |
|
According to NAR data, nearly one-third of all recent existing home sales were either short sales or foreclosures. Some short sale transactions are reportedly taking six months to nearly a year to close. The length of time to complete the transaction has frustrated many buyers, thus preventing some sellers from avoiding foreclosure through a short sale. Through this certification and other programs, NAR is working to help streamline short sales and help more families avoid foreclosure. The SFR program is offered by the Real Estate Buyer’s Agent Council of NAR. To earn the certification, REALTORS® must complete a one-day course in addition to three one-hour Webinars. Participants will learn how to manage short sales, foreclosures, and real-estate owned transactions. In addition, the program offers resources to help keep participants current on local and national information concerning distressed properties.

WAGNER AGENT EARNS SHORT SALE
& FORECLOSURE CERTIFICATION March 30, 2010. Another Wagner agent - Carole Troy Sulton - has earned the nationally recognized Short Sales and Foreclosure Resource certification. AT SARASOTA SQUARE!
February 23, 2010. As the market continues to improve, Wagner Realty continues to grow. Now that the downtown Sarasota office on First Street is off to a great start, Wagner needed a presence farther south. They found it in a former bank building at 8065 Beneva Road, in front of Sears at Westfield Sarasota Square Mall. Fred Beles relocated there, with agents from the Palm Avenue office.
|
![]() |
The facility was left in first class shape, so converting it to a real estate office was quickly done under the direction of Fred’s wife Cecilia. Wagner’s President David Eckel said, “We have been working in Sarasota for years, but the opportunity or need to open offices there had not presented themselves until last summer, when we opened three offices in the downtown area. Our commercial division handles leasing and management of many retail and office buildings on Main Street and beyond. In addition, we have marketed condominiums on Siesta Key and have many rental properties under our management program as far south as Port Charlotte.”
The Beneva Road office, dubbed “Wagner at the Square” is open daily now and looking for a few experienced agents who want to market and work in South Sarasota. The phone number is 941-921-7800 |

NEW BUSINESS IS BREAKING RECORDS! February 10, 2010. Because this is definitely the right time to buy, Wagner scheduled this weekend’s Open House Celebration, with over 100 homes open Saturday and Sunday. Wagner President David Eckel said, “With business getting back to normal, we opened three offices in Sarasota, one in Lakewood Ranch and added 75 new agents in 2009! A south Sarasota office just opened at Beneva and the Trail across from Sarasota Square Mall. Those new offices are showing record sales!”
From time to time, Wagner holds events like the “Red Tag Sale” and this weekend’s Open House promotion. Over 100 homes are featured in the Herald today, and hundreds of red balloons can be seen on yard signs all over the area. Prices are still very affordable and mortgage rates make it possible for almost anyone to purchase a home that will appreciate in value as the market continues to improve.
Eckel says, “So far in 2010, our offices are experiencing high traffic, and people are making offers. Buyers cannot say, as they did in the past, ‘We’ll wait another year, and the price will be lower.’ This is definitely the time to find a home you’ll love and make an offer.” A complete list of Open Houses in today’s Herald can also be found on WagnerRealty.com.

WAGNER AGENT RECEIVES NATIONAL
SHORT SALE CERTIFICATION
Buyers and Sellers Benefit from REALTOR® Expertise in Distressed Sales
January, 2010 — Cindy Greco with Wagner Realty has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS® offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.
According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures. For many real estate professionals, short sales and foreclosures are the new “traditional” transaction. REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.
“As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results,” said 2009 NAR President Charles McMillan. “Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it’s extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases.”
The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves. Cindy Greco can be contacted at cindygreco@wagnerrealty.com or 941-812-3509.

Adkins said: “I enjoy very much working with the wonderful people at Habitat and I encourage all members of our community to come out and lend a hand!” There is no experience required and if pounding nails, painting or landscaping isn't your thing, Adkins says Habitat can certainly use skills in other varied and unique ways, and you'll have tons of fun doing it, too! WAGNER REALTY RENTALS TOP 1,000
November 12, 2009. For most of Wagner Realty’s 70 years, the company has been known as a source for rentals. Whether on the islands or in town, Wagner’s property managers manage over 1,000 rental properties. In addition to the rental operations in the branch offices, the company is the on-site rental agent in several island resorts.
On Anna Maria Island, Wagner operates the rental office at Runaway Bay resort condos in Bradenton Beach. With over 100 units in the rental program, Property Manager Cindy Simmons is busy most of the year, as summer business has grown over the years, making this a year-round destination. June Walker manages island rentals from the Bradenton Beach branch.
Marcia Bayard is Property Manager at Harbour Island Villas, (the former Buccaneer) on Longboat Key. With its own marina, boaters call this their home away from home. Also on Longboat Key, Pat Bell manages the rental office at Cedars West Condos on the Gulf of Mexico. The condos here are larger than many on the island and are the winter home to many. WAGNER REALTY REFUSES TO CHARGE “JUNK FEES”
November 11, 2009. Wagner Realty announced today that they do not charge any of the assorted “Junk Fees” that are showing up on closing statements every day. Wagner’s Marketing and Training Director Ron Cornette said, “We see those charges, usually $195 or $295, on closing statements every day, where companies we co-broke with are charging extra fees to their clients. Some have tried to charge both buyer and seller. We do not have extra or hidden fees to buyers, sellers or our agents,” Cornette said.
This practice is in conflict with a ruling made by U.S. District Judge Virginia Emerson Hopkins in a lawsuit filed by an Alabama home buyer against Realty South for a $149 administrative brokerage commission (ABC) charge determined that the fee was charged without performing any service other than what was covered by the commission, and violated federal real estate law prohibiting “unearned” fees. While they may be called “Administration”, “Record Storage”, Professional Service” or other names, it is rarely explained what the fee covers.
“While business is definitely up, our sellers and buyers are still feeling the affects of the tight economy”, said Cornette, “and we hope to avoid adding an unnecessary fee to the home buying process.”

WAGNER AGENTS HEAR FROM INDUSTRY LEADERSJuly 6, 2009. About 150 Wagner Agents gathered this week to hear from bankers, insurance agents and attorneys on matters affecting the business in today’s economy. The keynote speaker was Tramm Hudson, Area President of Whitney National Bank. Mr. Hudson is well known in the realm of politics as well as the banking industry. He was a Republican candidate for Florida’s 13th congressional district. He comes from a banking family and began his career with the North Carolina National Bank, a predecessor to Bank of America. At Whitney, he oversees Whitney’s Manatee and Sarasota operations. He was cautiously optimistic on the recovery of the real estate business and complimented Wagner on their growth and stability through the downturn in the economy. Also on the program were Garret Barnes and Adron Walker, who spoke on the issue of Chinese drywall and the commonality of wire transfers of funds for real estate closings. Additional information was provided by Boyd Insurance and the BB&T Bank. David Eckel, Wagner’s President, welcomed agents from Wagner’s new downtown Sarasota office, who are eagerly awaiting the opening of the new office on First Street.

Wagner offices are writing deals in record numbers, as agents and clients recognize that this is a great time to buy. For May, 2009, Wagner’s business is up 35%. “June continues to be strong, as well,” says Eckel, adding, “Our year-to-date written business is up 42%!” |

WAGNER REALTY BELIEVES IN OPEN HOUSES!
July 9, 2009. In a meeting of Wagner’s branch managers this week, they discussed the importance of holding open houses every week. Betty Gambrell, manager of the El Conquistador branch, said Jack Kendall, an agent in her office, has open house somewhere every weekend and 5 of his last 6 sales were from the open house promotions. Several of her agents have had similar results. Gina Uliano, manager of the west Manatee branch attested to the success of their open houses as well, with reports of several sales each week from the events. “Our business volume is way up from a few months ago”, says David Eckel, Wagner Realty’s President, “but prices are still far below value. That makes this a great time to visit open houses and find your next home before the prices go back up!” Ron Cornette, Wagner’s marketing director added, “We are the leader in the real estate market and we’re also the leader in company paid print advertising. That’s what attracts so many agents to our company!”

WAGNER REALTY AVOIDS INDUSTRY ADD-ON FEES!
June 2, 2009. David Eckel, President of Wagner Realty pointed out a recent article published in newspapers across the country quoting Kenneth Harney of the Washington Post on the housing market. The article referred to the many “add-on” or “admin” fees often charged by franchises and some independent companies. “We do not have any hidden fees that our agents or our clients are asked to pay,” said Eckel. In his article, Harney pointed out that, “U.S. District Judge Virginia Hopkins in Birmingham, Alabama ruled that, when a real estate firm charges an “admin” fee for which no specific settlement services are performed, it breaks federal law.” He went on to say, “Frank Borges Llosa, a broker who runs Frankly Realty Inc. in Northern Virginia and an outspoken critic of what he calls “bogus admin fees,” blames brokers and agents for their increasingly common place use.” Wagner’s position is that it is not warranted, and they do not add on any admin charges for their services, which saves their agents and clients a lot of money. “We are proud of being a locally owned “home town” company, where the money we earn stays right here,” says David Eckel. He and many of the seventy year old company’s agents serve on boards and committees of local charitable organizations.

WAGNER REALTY COMMERCIAL DIVISION DEVELOPS BUSINESS PLAN
June 25, 2009. Twenty five agents from the Commercial Investment Division of Wagner Realty met on Thursday, June 25th at the Hilton Garden Inn across from the Sarasota Bradenton International Airport this week to plan marketing strategies for the balance of 2009. As the residential market slowly improves, it is expected that the commercial market will also see a marked improvement later this year. Recently, Wagner opened a commercial office at 1517 State Street in downtown Sarasota. Agents from that office gathered with the commercial group from Manatee to share ideas and plans for the balance of the year. Wagner’s commercial listings are advertised on Loopnet.com and other national and international web sites. They are also in commercial magazines or other print media. Among the subjects discussed was the shortage of lenders who can or will make loans to buyers of commercial real estate. A number of strong buyers have failed to get financing this year, causing a slowdown in the market. “The interest is increasing, and buyers are once again making plans to invest in this lucrative area,” said David Eckel, Wagner Realty President.

AT WAGNER IT’S BUSINESS AS USUAL!
February 6, 2009. For the past two months, business at Wagner Realty has been booming! The West Manatee and the El Conquistador offices have sold more properties than the sales board can hold! While this may not be an indication that things are back to normal, it is evident that buyers are finally making offers and sellers are accepting them. With prices so low and interest rates more affordable than in years, it is definitely the time to buy! Written business is up considerably so far this year, over the first two months of 2008. When asked the reason for this upswing, Wagner President David Eckel said, “We have continued to advertise, while other companies cut way back or discontinued entirely. People like to do business with local companies, and that has helped us remain number one in the public’s mind year after year. Our recent Red Tag Sale brought many buyers into the market and contracts were written as a result. Traffic at our Open House promotions every weekend is tremendous. Our agents are doing a great job for their clients and the results are proof of that!”
